What belongs in a roof proposal?
Compare what is being included before comparing the final number. Two proposals can describe very different amounts of work.
Describe the existing roof.
Look for what will be removed, how the underlying deck will be assessed and how unexpected repairs will be discussed. If one proposal allows for something that another excludes, ask for the difference to be explained.
Name the system and its details.
Ask which covering, underlayment, flashing, ventilation and edge details are included. Product names and written specifications help make the comparison concrete. A color or shingle name alone does not describe a complete roof.
Include the work around the work.
Clarify property protection, debris removal, cleanup and the areas where the roof meets walls or gutters. Agree on who will handle related work and what finishing is included.
Understand the written terms.
Ask about the proposed sequence, payment stages and how changes are approved.
